I founded Colony Homes an Atlanta-based residential building company and sold it to KB Homes in March 2003. Colony Homes was successful by every measure:

  • achieved 20 percent profit margin
  • sold homes for $10,000 less than our competitors and more profit
  • closed 2,100 homes annually

Colony's success grew from a culture that made working together a priority. We realized competitive advantage by creating better software to support our daily operations and standardizing more than 200 processes at the heart of the business.

Process excellence and continuous improvement were everyone's responsibility. Associates and trade partners worked together to eliminate waste and find better ways to get the job done.

We created a process driven, integrated, real time software system that used a single database to support product development, sales, construction management, financial management and customer service. We simply needed a better system than what was available on the market.

Colony processes were defined and mapped as workflows with sequenced tasks, decision points and business rules, review and approval steps, automated communications steps and links to related policies, procedures and forms. This comprehensive process model was used by every associate.

When I sold Colony Homes I retained the rights to the software and process model technologies and launched SMART Builder Solutions LLC to market then to home builders.

We are actively seeking Home Builders who want to improve their business. At the end of 2006 we have six Builders who have begun and substantially completed implementation of WorkSMART - our Total Home Building Performance Management Software. We are also engaged with many other Home Builders implementing various components of the WorkSMART process toolset.
